Cancellation Policy

We appreciate that unforeseen circumstances and events beyond your control may force you to change your plans.

In the event of adverse weather or breakdown causing you to cancel your booking, we are in no way responsible for any losses incurred.

A 20% non refundable deposit is paid at the time of booking and the balance is payable 21 days prior to the start date of your stay. If a booking is cancelled within 21 days of arrival, i.e. after full payment has been made, we will endeavour to re-let the cottage and refund any monies paid minus the deposit. If the re-letting is done at a discounted price, this discount will be removed from any monies refunded.

If unsuccessful in re-letting, you will not be due any refund.

If you need to change your booking outwith 21 days then we will endeavour to re-let the property. If we are successful in doing so then your deposit can be transferred to another date. If we are unsuccessful in re-letting the property then you will not be due a refund of the deposit. 

There will be a £10 administration fee for all adjustments to your booking dates.

Cancellation must be made in writing via e-mail. It must be acknowledged by us before being effective.

We strongly recommend that you take out travel insurance prior to your stay with us.

Hot Tub Policy

All guests staying at Holmbyre Smithy must read and sign the Hot Tub Disclaimer. Please contact us if you require a copy. A £50 refundable deposit is required for the hot tub prior to arrival.

Failure to do sign, prior to arrival, will result in the hot tub not being available during your stay. Misuse of the hot tub will result in the hot tub being drained and closed off and the loss of the £50 hot tub deposit.

We reserve the right to gain access to the hot tub for health and safety maintenance procedures. If the Hot Tub is unavailable for any period during your stay as a result of misuse by you, we will do all that we can to fix it within a reasonable time, but this will not give rise to any refund or compensation for loss of this amenity.

Departure and Arrival times

Departure is by 10.00 a.m. and arrival from 3:00 p.m. We kindly request that you give us an estimated time of arrival if it is going to be later that 8pm.

Circumstances may allow these times to be amended by prior agreement where possible to accommodate guests individual travel arrangements. We will try to be flexible.


Complaints

Any complaint regarding your stay with us should be made in the first instance to Billy or Dawna at the time of your stay so that it can be resolved at the time. You are also welcome to e-mail us if you are unhappy with anything regarding your stay with us.


Vehicles and personal property

Vehicles parked at Holmbyre Smithy are left at their owner's risk. Holmbyre Smithy will not be held responsible for any loss, damage or injury to persons not caused by us.

Unacceptable behaviour

We reserve the right to remove or restrict from entering the property any person or persons due to unreasonable behaviour, damage to the property or exceeding the stated occupancy.

No refunds will be given in this instance.

Strictly no smoking within Holmbyre Smithy please, this will be treated as unreasonable behaviour.
